General Building. This Indefinite Delivery-Indefinite Quantity Construction Contract (Contract) is between Sourcewell, 000 00xx Xxxxxx Xxxxxxxxx, X.X. Box 219, Staples, MN 56479 and Alco Building Solutions, 00000 Xxxxxxxx Xx, Unit A, Arcadia, California 91006 (Contractor). Sourcewell is a State of Minnesota local government agency and service cooperative created under the laws of the State of Minnesota (Minnesota Statutes Section 123A.21) that offers cooperative procurement solutions to government entities. Participation is open to federal, state and municipal governmental entities, K-12 and higher education entities, nonprofit entities, tribal governments, and other public entities located within the United States. The Contractor desires to contract with Sourcewell to provide construction services to entities that access Sourcewell’s indefinite delivery-indefinite quantity (IDIQ) construction contracts within the Service Region.

Floor slabs shall be level with no greater than standard creative office deviations in elevation (i.e., no more than 1/8” over 10 feet), and smooth surfaces, and ready for carpet installation. Any floor levelling or trenching shall match the existing floors with regards to color and aggregate as Tenant will be utilizing concrete floors throughout.

General Building. 1. The Licensee is directly responsible for all damages to the facility’s property or equipment by its contractors, exhibitors, vendors, guests, and/or staff. Associated costs due to damages, removal and/or cleaning, is the responsibility of the Licensee.
General Building. Daily: • Report any damages or maintenance items to Supervisor and Supervisor shall report such items to City Representative. • Use approved/appropriate cleaning supplies for the items being cleaned. (Check with Supervisor) • Keep custodial areas clean, organized and locked at all times. • Activate alarm to lock and secure building upon departure every night, unless a public meeting is ongoing within the building. • Empty primary waste and recycling containers in all break rooms, lobbies and common areas, meeting rooms and restrooms. Monthly: • Sweep and dust mop dead storage areas on all levels of the building. • Damp wipe and disinfect walls. Semi-Annually: • All hard floor areas such as bathrooms and reception areas, hallways and stairwells: strip, seal and refinish resilient/hard floors during the months of April/May and September/October. • Wash ceilings in restrooms, locker rooms and elevator. • Vacuum office partition walls. • Carpet extraction/cleaning of all carpeted areas. A low-moisture extraction procedure will be needed for the Dispatch Center flooring due to wiring located under the flooring. All Conference & Meeting Rooms Daily: • Empty wastebaskets and replace liners as needed to prevent odors. • Vacuum carpeted areas, including under tables and to edges, and remove stains on carpet as they occur. • Clean and disinfect table tops and counters. • Spot clean fabric chairs as needed. • Clean door glass and handles. • Clean counters, sinks and coffee stations. Weekly: • Clean windowsills/ledges/framing and dust window blinds. • Clean window glass as needed. • Damp wipe furniture and furniture pedestals including folding curtains/ partitions. • Dust and clean coat areas. • Vacuum open spaces in storage areas. • Spot clean interior doors, windows and partition glass and walls. • Rooms with tables apply appropriate protective finish. Bi-Weekly: • Vacuum air intakes and exhausts with hand held vacuum. • Clean trim and baseboards along all walls and openings. Private Offices (Including Cubicles) Daily: • Vacuum at least every other day. • Spot clean carpet. Remove stains as they occur. Weekly: • Clean windowsills/ledges/framing and dust window blinds. • Clean window glass as needed. • Vacuum under desks and corners with edging tools. • Check for and remove cobwebs or misc. on floors, walls, or ceiling, including ceiling vents and lights. • Dust along tops of walls and hanging storage cabinets. • Damp wipe furniture and pedestals of fabric partitions...
General Building. COSTS General Building costs, including, but not limited to exterminating, professional fees, administration and miscellaneous expenses for the Building will be allocated by Common Interest Percentage.
