VILLAGE RESPONSIBILITIES. Village shall maintain and keep in good order and repair the Common Areas, walls, roof, foundation, plumbing, mechanical systems, and all structural parts of the Leased Premises, and elements of the Property and Building which adjoin or may otherwise affect the Leased Premises. Village shall be responsible for trash dumpster services, recycling services, replacement of light bulbs, and maintenance of the bathrooms and Common Areas of the Property. Village shall also be responsible to repair damage to the Leased Premises to the extent the damage results from structural defects, roof leaks, and failures of mechanical systems maintained by Village. Maintenance shall include, without limitation, landscape maintenance and snow removal. School District shall promptly report in writing to Village any defective condition known to it, which Village is required to repair. Village shall not be liable for the costs and repairs rendered necessary by the negligence or intentional wrongful acts of School District, its employees, agents, customers or invitees.
