PRE-CONSTRUCTION ACTIVITIES. (a) Prior to Tenant’s commencement of the Work, Tenant shall submit the following information and items to Landlord for Landlord’s review and approval:
(i) The names and addresses of Tenant’s contractors (and said contractor’s subcontractors) and materialmen to be engaged by Tenant for the Work (individually, a “Tenant Contractor,” and collectively, “Tenant’s Contractors”). Landlord has the right to reasonably approve or disapprove all or any one or more of Tenant’s Contractors. Landlord may, at its election, designate a list of approved contractors for performance of those portions of work involving electrical, mechanical, plumbing, heating, air conditioning or life safety systems, from which Tenant must select its contractors for such designated portions of work.
(ii) Certificates of insurance as hereinafter described. Tenant shall not permit Tenant’s Contractors to commence work until the required insurance has been obtained and certified copies of policies or certificates have been delivered to Landlord.
(iii) The Plans (as hereinafter defined) for the Work, which Plans shall be subject to Landlord’s approval in accordance with Section 4(b) below. Tenant will update such information and items by notice to Landlord of any changes.
(b) As used herein the term “Approved Plans” shall mean the Plans (as hereinafter defined), as and when approved in writing by Landlord. As used herein, the term “Plans” shall mean the full and detailed architectural and engineering plans and specifications covering the Work (including, without limitation, architectural, mechanical and electrical working drawings for the Work). The Plans shall be subject to Landlord’s approval and the approval of all local governmental authorities requiring approval of the work and/or the Approved Plan. Landlord shall give its approval or disapproval (giving general reasons in case of disapproval) of the Plans within ten (10) business days after their delivery to Landlord. Landlord agrees not to unreasonably withhold its approval of said Plans; provided, however, that Landlord shall not be deemed to have acted unreasonably if it withholds its approval of the Plans because, in Landlord’s reasonable opinion: the Work as shown in the Plans is likely to adversely affect Building systems, the structure of the Building or the safety of the Building and/or its occupants; the Work as shown on the Plans might impair Landlord’s ability to furnish services to Tenant or other tenants; the Work would incre...
PRE-CONSTRUCTION ACTIVITIES. 1. Prior to the commencement of any Work, the City’s Representative will schedule a pre-construction conference. The purpose of this conference is to establish a working relationship between the Construction Manager, utility firms, various City agencies and other entities as may be appropriate or beneficial. The agenda will include critical elements of the Work and Master Schedule, submittal schedule, cost breakdown of major lump sum items, payment requests and processing, coordination with the involved utility firms, the level of Project Record Documents required and emergency telephone numbers for all representatives involved in the course of construction. Minimum attendance at the preconstruction conference shall be the Construction Manager’s Representative, the job superintendent, the Construction Manager’s safety officer and the individuals deemed necessary by the City.
2. The Notice to Proceed date will be set by the City. At or after the pre-construction conference and upon delivery of the required bonds and insurance in a City-approved format or at such other time as the City may elect, a Notice to Proceed letter will be issued confirming the construction start date, the Contract Time and the Substantial Completion date. Failure by the Construction Manager to provide the properly executed bond and insurance forms in a timely manner may delay the construction start date; however, it will not alter the proposed Substantial Completion date nor be a basis for any time extension request or other claims.
3. The Construction Manager shall update the Schedule of Values based on the categories used in the buy out of the Work but not greater than the approved GMP; the update shall identify the Construction Manager’s Contingency. The Schedule of Values will subdivide the Work into all items comprising the Work.
PRE-CONSTRUCTION ACTIVITIES. (a) No Tenant's Work shall be undertaken or commenced by Tenant in the Premises until:
(i) all necessary building permits, governmental approvals, permits and licenses have been obtained by Tenant, at Tenant's sole cost and expense; and
(ii) all required insurance coverages have been obtained by Tenant, but failure of Landlord to receive evidence of such coverage upon commencement of the Tenant's Work shall not waive Tenant's obligations to obtain such coverages.
PRE-CONSTRUCTION ACTIVITIES. Prior to Tenant’s commencement of the Tenant Work, Tenant shall submit the following information and items to Landlord for Landlord’s review and approval:

(d) Copies of all necessary building permits. Tenant will update such information and items by notice to Landlord of any changes.
PRE-CONSTRUCTION ACTIVITIES. 3.1.1 Kickoff and Team Coordination: The Construction Management Professional shall participate in a kickoff meeting with City staff, the design engineer, and other project team members. Construction Management Professional is expected to familiarize themselves with the roles and responsibilities of all team members prior to the meeting and be prepared to discuss the schedule and sequence of events leading up toconstruction. The Construction Management Professional shall coordinate with other team members to prepare for construction and to generally xxxxxx an understanding of the status of work performed to date if required.
PRE-CONSTRUCTION ACTIVITIES i. Provide or review project requirements, educational specifications, on and off‐site development, survey requirements, preliminary budget, and make recommendations for revisions.
ii. Prepare project schedule, including critical path elements, responsibilities of the OWNER, CONSTRUCTION MANAGER, processional engineers, and outside agencies and update monthly throughout the duration of the Contract.
iii. Provide Project delivery options for the design, bid, and packaging of projects for efficient scheduling, cost control and financial resource management.
iv. Utilize an information and reporting system to provide the OWNER with accurate and current cost control, work status, including, but not limited to, work narrative, work completed/anticipated, schedules, estimated expenditures, and Project accounting systems of the Project at all times.
v. Provide a Project Manual which shall describe, at a minimum, the work plan, job responsibilities, and written procedures for reports, meetings, inspections, changes to the Project, etc.
vi. Provide market analysis and motivation program for trade contractor interest for project trade package bidding.
PRE-CONSTRUCTION ACTIVITIES. (a) advise the Employer in approving contractor's insurance policies and guarantees;
(b) approve, when satisfactory, the contractor's Quality Assurance Plan;
(c) before the start of the works and during the works, facilitate any communication and attend any meeting between contractors and the owners of facilities (water, telephone, electricity, gas) sharing the road right-of-way; in particular, give advice on proposed modifications by the owners of facilities;
(d) ensure that environment protection provisions set out in the contract documents are respected;
(e) ensure that traffic operational safety is met before commencing the works and issue any work plan or drawing in that respect;
(f) check correctness of co-ordinates and levels of all survey reference markers provided by the Project Designer and require the contractor to make an independent check;
(g) Approve the sources of materials proposed to be used by the Contractor.
PRE-CONSTRUCTION ACTIVITIES. Promptly following the execution of this Agreement, Solarmax (and, to the limited extent as may be set forth hereinbelow, Woodcrest) shall use commercially reasonable efforts to complete pre-construction activities relating to the Generating Facility in accordance with the dates provided in subdivision (6) of this Section 2.b., below, which shall include, without limitation, the following (each a “ Pre-Construction Activity,” and collectively the “ Pre- Construction Activities”):
(1) Obtain, or cause to be obtained, financing for installation of the Generating Facility, along with any and all other governmental credits, tax incentives, and other financial incentives which may be available and/or offered in connection with the Generating Facility.
(2) Obtain or cause to be obtained in its own name all necessary authority from regulatory entities (such as approvals required by the California Public Utilities Commission (“ PUC”) and any other regulatory agencies ) and all other governmental approvals, permits, entitlements, contracts, and agreements required for construction and installation of the Generating Facility at the Site;
(3) Provide Woodcrest with any and all forms for an interconnection agreement to be entered into by the Parties prior to the Commercial Operation Date, along with any assistance needed for completion of such forms, as may be necessary;
(4) Enter into contract(s) for installation of the Generating Facility at the Site, subject to the terms of any proposed financing and consistent with the terms of subdivisions (1) and (2) of this Section 2.b., above; and
(5) Obtain or cause to be obtained all necessary authority from the PUC or other regulatory entities for the operation and maintenance of the Generating Facility and the sale and delivery of Energy Output to Woodcrest.
(6) Solarmax shall use commercially reasonable efforts to complete the Pre-Construction Activity no later than , 2019. If, after exercising such commercially reasonable efforts, the Pre-Construction Activity is not fully completed by such date, Solarmax shall have the option to terminate this Agreement without triggering the default provisions of this Agreement or any liability under this Agreement. Upon satisfaction of all Pre-Construction Activities, Solarmax shall proceed with construction of the Generating Facility.
PRE-CONSTRUCTION ACTIVITIES. No preconstruction meeting is planned for Phase 2.
PRE-CONSTRUCTION ACTIVITIES. Prior to the start of construction, the CONSULTANT will provide the following services:
a) The Project Manager and Resident Engineer will review the contractor’s proposed schedule with the AIRPORT prior to the preconstruction meeting, including anticipated material lead times and production rates.
b) The Resident Engineer will review the contractor’s Safety Plan Compliance Document (SPCD) and provide comments, if any.
c) The Project Manager, Resident Engineer, and Inspector will conduct a pre-construction conference at the airport to:
a. Review the Construction Safety and Phasing Plan (CSPP) with the contractor b. Review the contractor’s proposed schedule with the AIRPORT and contractor
